MEET OUR ESCROW OFFICERS: Alexandra Ullman, Escrow Officer – Bulk Specialist
Alexandra Ullman has been with Escrow Matters since the beginning in 2002. She specializes in the business transactions otherwise known as Bulk Escrows, commercial real estate, investor properties, ABC liquor transfers with the Department of Alcohol and Beverage Control, and Stock transfers in closely held companies.
Alexandra came to Escrow Matters from the Mortgage, Lender, and Escrow industries.
When Alexandra is not working her escrow files, she is with her family, volunteering, reading, unwinding by the ocean or traveling.
Alexandra’s favorite quote is: “It’s never crowded along the extra mile” – Unknown Author but first heard it from Wayne Dyer.

Karen Giannakopoulos has been with Escrow Matters since 2006. She specializes in handling real estate resale transactions, refinances, short sales, probate, trust sales and vacant land transactions with her own brand of friendliness and humor.
Karen came to Escrow Matters from the Banking industry.
When Karen is not working her escrow files, she is home cooking and baking for her large family, walking her dog, relaxing with a glass of wine, listening to music or watching football.

The authority given to Escrowmatters is strictly limited by instructions provided by
the buyer and seller. We are authorized by instructions to allocate funds
for items during the escrow period, such as real estate commissions, title insurance,
liens, recording fees, and other closing costs. Instructions also specify the method of collecting funds, proration of insurance and taxes, and time limitations on settling the transaction.
The escrow process protects all parties involved by retaining money and documents
until mutual instructions are met.

Confidentiality is another important aspect of Escrowmatters. To effectively handle a transaction,
your escrow officer must be instructed as to the required terms necessary to close. The
officer will discuss escrow matters only with the parties directly involved, specifically the
buyer, seller, lender, and real estate agent. No one else has access to this information,
except through proper legal procedures. We retain impartiality and confidentiality concerning all escrow matters.

Escrow: What is it?

Very simply defined, an escrow is a deposit of funds, a deed or other instrument by one party for the delivery to another party upon completion of a particular condition or event. The California Escrow Law: Section 17003 of the Financial Code: provides the legal definition.

Why Do I Need an Escrow?

Whether you are the buyer, seller, lender or borrower, you want the assurance that no funds or property will change hands until ALL of the instructions in the transaction have been followed. The escrow holder has the obligation to safeguard the funds and/or documents while they are in the possession of the escrow holder, and to disburse funds and/or convey title only when all provisions of the escrow have been complied with.

Escrow: How Does it Work?

The principals to the escrow: buyer, seller, lender, borrower: cause escrow instructions, most usually in writing, to be created, signed and delivered to the escrow officer. If a broker is involved, he will normally provide the escrow officer with the information necessary for the preparation of your escrow instructions and documents.

The escrow officer will process the escrow, in accordance with the escrow instructions, and when all conditions required in the escrow can be met or achieved, the escrow will be “closed.” Each escrow, although following a similar pattern, will be different in some respects, as it deals with your property and the transaction at hand.

The duties of an escrow holder include; following the instructions given by the principals and parties to the transaction in a timely manner; handling the funds and/or documents in accordance with the instruction; paying all bills as authorized; responding to authorized requests from the principals; closing the escrow only when all terms funds in accordance with instructions and provide an accounting for same : the Closing or Settlement Statement.

Who Chooses the Escrow?

The selection of the escrow holder is normally done by agreement between the principals. If a real estate broker is involved in the transaction, the broker may recommend an escrow holder. However, it is the right of the principals to use an escrow holder who is competent and who is experienced in handling the type of escrow at hand. There are laws that prohibit the payment of referral fees; this affords the consumer the best possible escrow services without any compromise caused by a person receiving a referral fee.

  2. Buyer pays Escrowmatters.com – The Buyer submits a payment by approved payment method to our secure Escrow Account, Escrow.com verifies the payment, the Seller is notified that funds have been secured ‘In Escrow’.

  3. Seller ships merchandise to Buyer – Upon payment verification, the Seller is authorized to send the merchandise and submit tracking information. Escrowmatters.com verifies that the Buyer receives the merchandise.

  4. Buyer accepts merchandise – The Buyer has a set number of days to inspect the merchandise and the option to accept or reject it. The Buyer accepts the merchandise

  5. Escrowmatters.com pays the Seller – Escrowmatters.com releases funds to the Seller from the Escrow Account.
